On a daily basis, we track new residential listings coming of market vs pending transactions being taken off-market, to have a real-time understanding of the mercurial Seattle real estate market. We collect numbers from a central portion of the city, using a homogenous set of parameters, in order to observe the daily ebb and flow of the market. We call it "Core Of The Sun", as well as "Canary In The Coal Mine" because the direction and speed of the selected areas are the advance litmus for the rest of the regional marketplace.

Traditionally, we have only made those statistics available to our current clients and colleagues, but we have decided to open them up to the public during this extraordinary moment in time. You're welcome to observe, come along, subscribe, or ignore, we just wanted to give you something that would be both accurate and informative about the market as it evolves through this oncoming and unprecedented set of global economic shifts.
We publish these in a couple of different formats: First, we gather daily statistics and post them to our "Daily Stats" Page. It can be fairly cryptic but you're welcome to look at that any time directly, without subscribing or watching our accompanying video to each update, explaining in depth what the numbers mean in terms of market movement.
